It has to be applescriptable.  I haven't checked, but I suspect xterm is
not.

If you enable the locomotive command line tool (in the Locomotive Help menu)
you can setup the locomotive environment from any shell by cd'ing to your
rails app's root and running

    `locomotive bash-environment`

(The backticks are significant here.)
